1 Bed Semi-Detached Villa - Offers Over £185,000

Property Description

The Old School presents a rare opportunity to purchase a unique one bedroom property.  The school closed in 1992, and the building has been imaginatively redesigned to make a bright and spacious home.

The living room and bedroom have been converted from the original classroom and each retain the full vaulted ceilings and wood panelling.  The kitchen, hallway and bathroom have been formed from the old cloakroom and toilets.

Enter via French doors into the dining room/kitchen.  The kitchen consist of cream units with a stainless-steel worktop. There is an integrated electric oven and ceramic hob with space for a washing machine. The dining area looks out to the garden.  Low shelving creates a partial divider to an attractive cloakroom/hallway with an additional external door to the rear of the property.

The living room has been formed from one half of the old classroom and has a vaulted ceiling and large windows.  This stunning room is bright and very spacious, it has a wood burning stove set in the original stone fireplace, wooden flooring and a glazed recess with shelving.

A full height partitioning wall separates the room from the equally large bedroom. Again, there is a vaulted ceiling with windows to the side. Additionally, the top of the partition is glazed allowing light through from the living room space.  Both rooms retain the wooden panelling.

The accommodation is completed by a generously proportioned bathroom consisting of a bath, separate large shower cubicle, WC and WHB.

Externally, there is garden area to the side of the property which consists of a lawn with some shrubs and trees. There are flower beds and a stone bench with a drying area to the rear and mature trees to the lower part of the garden. There is a gravelled parking area accommodates two vehicles for the house.

Some furniture can be available by separate negotiation if desired.

The house is located not far from the Killiecrankie Visitor Centre where there is a cafe and easy access to the historic Soldier's Leap and the extensive network of footpaths and cycle ways. Blair Atholl with its historic castle is three miles to the north and offers a village shop and train station while Pitlochry is a short drive to the south, where there are schools, shops, cafes, hotels and the famous Pitlochry Festival Theatre. Killiecrankie has a bus service to Pitlochry which itself connects by bus and train to the Central Belt to the south and Inverness to the north.

Directions

From Pitlochry, head north through the town and stay on the B8079 for approx. 4.5 miles passing the visitor centre.  Enter the village and continue down the hill. The cottage is on the left and is accessed through the bus stop layby.

Pitlochry, Kenmore

HIGHLAND Perthshire is widely acknowledged to be among the most scenic areas Scotland has to offer, acting as the gateway to the Cairngorm National Park, where development is strictly controlled.
Pitlochry lies in the shadow of 2759 feet Ben Vrackie and has long been a key halt on the north-south route linking the Lowlands with the Highlands, with her railway station dating back to the Victorian era.
Villas and the occasional extravagant tower dot the hillside and while it thrives as a year-round holiday destination encouraged by the Theatre in the Hills, The Etape Caledonia and The Enchanted Forest, a strong sense of community endures.
Like Pitlochry, the nearby town of Aberfeldy boasts a distillery and its own secondary school, along with an impressive recreation centre. Poet Robert Burns Birks o Aberfeldy helped put the town on the tourist map.
Kenmore, a village which can justifiably lay claim to be the prettiest in Perthshire, is tucked between the expanse of Loch Tay and the river which emerges from it en route to the North Sea.
Dunkeld is instantly identifiable thanks to its 1809 Thomas Telford designed, seven arch bridge linking with Birnam on the southern bank of the Tay, a medieval cathedral and the cluster of restored whitewashed cottages around The Cross and ornate Atholl Memorial Fountain.
Properties in both Dunkeld and Birnam, which were by-passed by the A9 in the 1970s, tend to generate immediate interest when they come onto the market.
Many of them date back to 18th Century reconstruction demanded after all but a handful of older homes were destroyed by a battle in 1689.
Set within a National Scenic Area, theres no shortage of trails to explore, with The Hermitage and its magnificent trees and folly just a few miles up-river.
The railway station on the outskirts of Birnam provides an alternative to road links with Perth and the Royal School of Dunkeld can trace its history back 450 years and more.
Both villages have a thriving cultural scene and a visit to the pioneering Community Orchard near the bridge is always fruitful in the autumn months.
Stanley, near the River Tay, is one of the Big Countys planned villages, dating back to the 1780s.
It was developed on the back of the nearby six-storey cotton mills which provided local employment for nearly 200 years before finally shutting down in 1989. These listed buildings have been transformed from industrial heritage into in-demand apartments.
Nearby villages like Luncarty, four miles north of the Fair City, have been mushrooming - with the commute to Perth promising to be made even easier with ongoing A9 improvements.
